Are All Brokerages and Agents Created Equal?  This is an interesting question.

All brokers and agents who are licensed to sell real estate by the California Bureau of Real Estate (BRE) have been screened, fingerprinted, and tested confirming a basic understanding of real estate principles and procedures, as well as an understanding of legal requirements as it pertains to real estate and business law.

It is easy to assume that if all brokers/agents are licensed by the same agency, and all have access to the MLS (Multiple Listing Service), then it may make very little difference which agent you choose to open the lockbox hanging on the door of that perfect house. If you're a seller, it is easy to assume that since all agents have MLS access and FOR SALE and OPEN HOUSE signs, it really doesn't matter who you pick to represent you in the sale of your property.

How can these issues leave you with possible adverse consequences?

  • Are Realtors, Real Estate Agents, and Real Estate Brokers all the same thing? Does it matter what title they use?

  • Will you be able to communicate your goals, wishes and desires to the agent and will he/she listen with understanding and offer solutions that make you feel that you are all part of the same team?

  • Does the agent you're considering have time to sell your home, or actively pursue finding you that perfect place; or is he/she spending their days getting more listings, and more clients for their assistants to service?

  • Once the property is in escrow, will the agent still be accessible, or will you now be referred to the agent's assistant?

  • When trying to sell your home, is the agent willing to wash a window or rake a leaf if need be?

  • How often will the agent hold an Open House?

  • How often will the agent be available to show you property?

  • Will the agent show your property to a prospective buyer when the prospective buyer's agent is unavailable?

  • To what extent does the agent understand the contract documents?

  • Has the agent ever read every word on the ten (10) page purchase contract?
